Know which community you are comparing

Hudson County's official cultural affairs municipal directory includes Jersey City, Hoboken, Bayonne, Union City, North Bergen, West New York, Weehawken, Secaucus, Harrison, Kearny, Guttenberg and East Newark.

Two names are easy to confuse: North Bergen is in Hudson County, not Bergen County; East Newark is a different municipality from Newark in Essex County. Confirm the municipality and the exact building before comparing records or arranging a tour.

A condominium checklist that goes beyond the unit

For a condominium purchase, ask for the documents available for the association and have the appropriate professionals review them. Organize your questions around the monthly charge and what it covers, reserves, planned work, assessments, insurance, parking, storage and any rules relevant to your intended use.

Ask your lender what information is needed to evaluate the building for your proposed financing. Do not assume that a unit's condition or an attractive monthly payment resolves all building-level questions. Keep the cost of ownership visible when comparing different buildings.

Research transportation from the front door

Use the Port Authority's PATH information and NJ TRANSIT's current services to check routes, stations, transfers and service notices relevant to the address. A listing that says “near transit” does not tell you the complete journey.

Consider the walk to the stop, your normal travel hours, the return trip and how much flexibility you need. If parking is part of the decision, establish whether a space is included, separately owned, rented or simply nearby.

Buying or selling a multifamily property

For a property with multiple units, start with the documented legal use and available municipal records. Organize occupancy information, leases and operating expenses. Your attorney should review tenancy and transaction obligations; advertised unit count should not be treated as independent verification.

Sellers should agree on access and showing procedures early. Ask Christian how the property's verified characteristics will be presented and which closed comparables support the proposed positioning. Do not base a purchase on assumed rental income or an unverified right to change the property's use.
