Three ways to read these results

Different towns need different comparisons

The Roselle entries and the Old Bridge entry document transactions in different markets. They demonstrate why an address and closing date matter: a successful sale elsewhere is not, on its own, a comparable for your property.

One address can have more than one chapter

A historical sale record is not a statement about what is currently for sale. If a property has later been renovated, subdivided, rebuilt or relisted, compare the same transaction event and property condition before drawing conclusions.

A closed price does not explain every term

A public price alone does not reveal credits, repairs, contingencies, financing or the seller's net proceeds. Ask for context when discussing a comparable. This page does not invent negotiation stories or claim that every sale closed above asking.
